This form might not be too strange if you often move around the town. Similar to its name, a landlord reference form, or also often referred to as landlord recommendation letter, is a paperwork that serves as a reference of a tenant from a former landlord to the new one.
This type of letter is common with those tenants who has poor credit. The letter will include a summary stating any violations or late rent payments during the course of the lease. The landlord making the recommendation should specifically state the monthly rent, lease term, and any late payment occurrences during the leasing time.
Which Landlord To Select
When looking for a landlord to write a recommendation letter, tenants should consider landlords from whom they have rented for an extended period of time. This will provide the new landlord with a consistency. Tenants should also seek recommendations from previous landlords with whom they have a good experience with.

Landlord Reference Form Structure
A landlord recommendation letter doesn’t need to lengthy, complex, and burdened by long-winded language. It should only state the concise information such as length of lease, rent amount. The rest of the letter should be able to touch on the tenant’s behavior and trustworthiness. Commonly, the format should be presented in the following order:
A landlord reference form should stick with formal salutation, such as “To whom it may concern,”. If the writer knows who the reader will be, it is advised to directly write down the name after the salutation word “Dear”.
The introduction paragraph should involve specifically the previous landlord’s name, tenant’s name, length of lease, monthly rent amount, and any late payment violations if it might occur during the tenant’s rental agreement.
The introduction paragraph covers all of the pertinent rental information, but the body of the landlord recommendation letter contains information regarding the tenant’s character. This section can be comprised of a single paragraph or, if the writer has multiple examples or anecdotes to share, two (2) or even three (3) paragraphs. As long as the content consists of relevant tenancy information and will help the new landlord make a decision, the body of this type of recommendation can be short and to the point.
The last section of a landlord recommendation letter should contain a brief closing statement; one (1) or two (2) sentences. After that, include a formal sign-off, signature, date, and contact information.
Dear Mr. Lee,
I, Caitlyn Cho, highly recommend Daniel Brown as a tenant in your available property. Mr. Brown has rented a room in my building for the past 5 years, and appropriately paid $2475/month. There have been no issues, nor a lack of trust between Mr. Brown and myself.
This long-lasting lease agreement is due to the fact that Mr. Brown has shown me that he is a reliable tenant and a genuinely amiable person. Mr. Brown has always kept his apartment spotless, and has even helped clean the communal kitchen.
Please consider Mr. Brown as a potential tenant, you’d be hard-pressed to find a more dependable individual. Any further information can be explained by contacting me at the email address provided below.

There is no requirement to write a reference letter for tenants. However, it would be nice to do the favour if the tenant is reliable. The tenant will continuously expect that being good to a landlord causes the landlord to be good to them too.
In addition, there’s more to writing a reference letter than checking check boxes off list. The letter should be able to hold value with a future landlord. You should write the letter in positive and professional manner. A good landlord reference form will show a sense of reliability towards tenants through the clear and concise wording.
